Terms & Conditions

1. Promoter
This promotion is offered by The Living Room Letting Agency Ltd (“the Promoter”).

2. Promotion Overview
Eligible tenants will receive £100 cashback per individual tenant upon successfully signing a tenancy agreement and completing all required move-in obligations for a participating property.

3. Eligibility Criteria
To qualify for the £100 cashback:

  • The applicant must be named as a tenant on a tenancy agreement for one of the eligible properties listed in Clause 5.

  • Each tenant must:

    • Complete all required referencing and documentation, and

    • Pay their share (or the full amount, where applicable) of all move-in monies, including:

      • Security deposit

      • First month’s rent

  • The tenancy must proceed to a confirmed move-in, and the tenant must take occupation of the property.

4. Payment of Cashback

  • The £100 cashback will be paid to each eligible tenant individually on the day of move-in.

  • Payment is conditional upon:

    • All paperwork being fully completed and signed by all parties, and

    • All move-in monies having been received in cleared funds, and

    • All tenants named on the tenancy agreement having satisfied the move-in requirements in full.

  • Cashback will be paid via bank transfer to each tenant unless otherwise agreed.

5. Eligible Properties
This promotion applies only to the following properties:

  • Swansea:

    • 3 Oaklands Terrace

    • 58 Terrace Road

    • 53 Malvern Terrace

  • Cardiff:

    • 176 Mackintosh Place

    • 47 Elm Street

    • Library Court (Flat E and Flat F)

6. Promotion Period

  • This promotion is valid for tenancies secured on or before 31 May 2026.

  • Applications or tenancies agreed after this date will not qualify.

7. Limitations

  • The cashback is £100 per tenant and will only be paid to tenants who meet all eligibility criteria.

  • Where multiple tenants are named on a tenancy, each qualifying tenant will receive £100, subject to Clause 4.

  • This promotion cannot be combined with any other offer, incentive, or discount unless expressly agreed in writing by the Promoter.

  • The offer is non-transferable and no alternative reward will be provided.

8. Early Withdrawal / Failure to Proceed

Cashback will not be paid where a tenant:

  • Withdraws prior to move-in,

  • Fails referencing, or

  • Fails to complete the tenancy or take occupation of the property.

9. Withdrawal or Amendment
The Promoter reserves the right to withdraw, suspend, or amend this promotion at any time without prior notice, provided that any tenancies already agreed during the promotion period will be honoured.

10. General

  • The Promoter’s decision in relation to eligibility and payment of the cashback is final.

  • By proceeding with an application for a participating property, applicants are deemed to have accepted these Terms & Conditions.
