Do you manage your own property and are looking for some help during this difficult period?

All staff at The Living Room are currently working from home due to the ongoing coronavirus outbreak and government guidance. However, working life at The Living Room is carrying on as normal and efficiently as possible.

We quickly set up ‘working from home' processes and guidelines which would keep our property management service functioning. This was combined with extensive work that we'd already put in to move as many of our business processes online as possible over the last 12 months. This includes online contract signing, online maintenance reporting/tracking and also the use of cloud storage for documentation. The result is that our managed service is functioning as well as we could have hoped given the current circumstances.


How could we help you?

Maintenance

Since the announcement on Monday 23rd March 2020 from the Prime Minister, Boris Johnson, we have decided to stop all non-essential maintenance jobs that were ongoing to ensure contractor and tenant safety. However, we are still running our maintenance service for emergency call outs & repairs that are bound to still come in during this period. We have a Gas Engineer, Handyman and an Electrician all available throughout this time to assist in emergency issues in our managed houses.

If your usual contractor has been required to self isolate at home, or if they have just decided they are not working during this period, we could help you! Whether it is a broken down boiler, a shower leak, or a Gas Safety Certificate that is due, we have a contractor on call who could help. Please note that all gas safety laws are still valid during the lockdown period.

Contract/Document Signing

We use Signable to complete all of our contract signings. This is an electronic, online-based e-signing software that allows your tenants to sign documents remotely and legally. If you urgently need some documentation signed during this time, Signable may be the option for you and we would be happy to help with this.

Key Management

We would also be happy to look after keys for your property/properties during this period. This might be useful to you if you are unable to leave your home but may need somewhere where a tenant, locksmith or contractor can safely pick up keys in the event of an emergency.

General Advice

If you have any general queries or need any advice about issues relating to your house(s) during the coronavirus pandemic, please don’t hesitate to get in touch! We have all read a lot of guidance and articles since this outbreak began and could have the answer you haven’t been able to find elsewhere.


Here comes the bit no-one likes to talk about…Fees.

The service we are offering can be as simple or as bespoke as you like. These are unprecedented times, so we'd rather not quote or fix fees, but rather discuss options that are tailored to your needs. The aim is to be of service to those who need it, not create barriers with financial commitment. We could fully manage your property on a short term basis, or simply arrange a one off maintenance job.
