Benefits of renewing for 21/22
Although it may seem like you’ve only just moved into your house for 20/21, despite everything that’s going on, it’s already time to start thinking about your housing situation for next year. Whether you will still be studying or if you are looking to spend your first year as a graduate in either Cardiff or Swansea, we’re going to start advertising our properties within the next few weeks.
Before we start advertising your house we want to give you the chance to renew your tenancy and stay in the house for another year. If you do have changes within your group, whether it be one person leaving or the majority of you, it’s worth speaking with us and we can come up with a suitable arrangement for you to sign for the house and continue building your group later.
We all know 2020 has been a strange year, and this is no exception for the upcoming viewing season. As I'm sure some of you know (having had some of the TLR team members visit recently), this year’s ‘viewing season’ is going to be different and a little alien to us all. We are hoping to reduce face-to-face viewings by increasing our level of online content through the use of photos, videos and even 360 walkthrough tours, meaning that - hopefully - we only need to do a face to face viewing when the group is 90% sure they’re interested in securing the house. However, it's hard to predict exactly how well this will go, especially as we’re entering a two week national lockdown until the 9th November 2020.
Nevertheless, if you are going to be around next year, there are some key benefits to renewing your tenancy for next year that are perhaps more important than any other year.
The key benefits of renewing for 21/22
No need to search - You won’t have to look for a property during a pandemic (with more people isolating and studying online its already difficult to gain access to properties).
No strangers in your home - You won't have any strangers coming into your house, and you won't even have to see us as much either!
Peace and quiet - You are less likely to be disturbed during your own online lectures.
Rent freeze - Most of our houses will have no rent increases for 21/22.
Online signing - You won't even need to come into our office - you can do your contracts and payments online!
Summer storage - You won't have to worry about where your belongings will be stored over the summer.
Roll over your current security deposit - No need to worry about saving up or having to ask family members for money towards a new security deposit.
The Living Room - After housing with us for a year, we'd like to think that you'll get to know us well over that time - so you'll know all our names, our processes, and how we work - saving you the hassles involved with changing agency!
What’s more, many landlords are also open to offering incentives for you to renew. So if there is something that you would like to have in your property next year that would help you make up your mind to stay, let us know and we can ask your landlord!
How do I renew my tenancy?
It's a really, really simple process that doesn't involve any fees and you don't even the need to come into the office.
All you'll need to do is the following:
Sign a new AST for next year.
Return a Guarantor Form and ID for next year within 10 working days of signing.
We've mostly agreed a freeze in rental prices with our landlords for next academic year - but please double check with us to make sure that your rent is staying the same just to be sure.
