Getting your house viewing ready – A Tenant Guide

We do our best to minimise viewings with great photos and video tours of a lot of our managed properties now however you don’t want lots of viewings coming in and out there are a few simple tricks that can really help.

 

The fact is the nicer a property looks the quicker it will rent!

 

First Impressions

Kerb appeal, is there any litter in your front garden and are your bins organised, is your front door grubby? Is all the post collected off the hallway floor and sorted? If you’re living in a student property most landlords will pay for the gardens to be maintained, so if it needs weeding and tidying up let us know and we can get that organised.

 

Let there be light

During the daytime make sure all the curtains or blinds are open to let in the natural light and if it is dark its great to have the lights on to make it look warm and inviting. Especially if you have energy saving bulbs that can take 10 minutes to brighten up.

 

Clean and De-Clutter

Bedrooms

A home is to be lived in but for viewings is best to try and show it in its best light. In your bedrooms by making the beds and clearing the floors/hanging clothes or putting them in the laundry basket it can make a big difference. Taking out used plates and cups to the kitchen and emptying bins can freshen a room up.

Communal areas

Kitchens and bathrooms are big selling points so making sure these are clean and tidy is essential. When applicants see dirty kitchens, they can’t imagine ever using them! Wiping and clearing the surfaces putting away plates and pans etc, cleaning the hob and fridge, emptying the bins will all help.

Putting away laundry and clothes horses can make extra space. Clear away any extra clutter in the lounge and hallways, those left-over decorations from Christmas or a birthday.

In the bathroom throw away any used shampoo bottles and empty the bins. Make sure you’re keeping on top of any mould or limescale. If you are struggling with this, call our office and we can help. Opening windows throughout.

 

Report those jobs

If you have any maintenance jobs, we want to know! It’s a tenant’s responsibility to report any thing that is broken or not working. Report all maintenance through fix flow but if you have any questions just give us a call at the office.

 

Welcoming vibes

A warm welcome on viewings always goes down well. Moving home is a big deal and often for tenants can be their first move into an actual house and a big deal!

Seeing tenants’ cosy and enjoying their home can be comforting to see. They may have a couple of questions that they will value to be answered from their piers if you have the time.

 

If you would like to stay in your current home do let us know as quickly as possible. We aim to disturb you as little as possible but thank you in advance for all your help with viewings.
